PHASES OF DESIGNATED SERVICES

  1. Design Phase - The Design Phase is the stage in which the Owner’s program, the financial and time requirements, site analysis, general scope, conceptual design, scale and relationship of components of the Project are established.
  2. Design Development Phase - The Design Development Phase is the stage in which the size and character of the Project are further refined, described and finalized-including architectural, structural, plumbing systems, electrical services, HVAC services, mechanical services, fire-fighting services, materials for the building, site development etc. and such other elements as may be appropriate including common area fittings, fixtures and furnishings. Under this Phase, the complete set of detailed construction drawings and documents are set forth in detail and bids or negotiated proposals are solicited and obtained to award the construction contracts.
  3. Implementation Phase - The Contract Administration Phase is the stage in which the ‘Construction Work’ is performed by one or more Contractors based on the finalized detailed construction drawing and documents created in the Design Development Phase including architectural, structural, plumbing systems, electrical services, HVAC services, mechanical services, fire-fighting services, materials for the building, site development etc. and such other elements as may be appropriate including common area, fittings, fixtures and furnishings.
  4. Post Implementation Phase - The Post-Contract Phase is the stage in which assistance will be provided to the Owner’s while using and occupancy of the Project during defect liability and also other related issues
